The neighborhood
Woodland Hills runs from the flat valley floor up into the Santa Monica Mountains, with its most coveted homes in the hills south of Ventura Boulevard.
Victor Girard Kleinberger bought 2,886 acres here in 1922 and founded the town of Girard, planting about 120,000 trees to give it a wooded character. The area later joined Los Angeles and was renamed Woodland Hills in 1945. The Girard pepper trees on Canoga Avenue are a Los Angeles Historic-Cultural Monument.
Today Woodland Hills borders Tarzana to the east and Calabasas and Hidden Hills to the west. The Ventura Freeway and Ventura Boulevard run through the middle. North of the freeway the streets are flat; south of Ventura Boulevard they climb into the mountains, where many homes look back over the Valley.
It is one of the hottest parts of Los Angeles. On September 6, 2020, Pierce College recorded 121°F, tying the highest temperature on record in Southern California's coastal basin. Pools, shade, and well-planned outdoor rooms are part of the architecture.
Hillside streets above Ventura Boulevard, with canyon and city-light views and the area's most prized homes.
Flat, RA-zoned lots of half an acre to two acres north of the freeway, where horses are permitted.

Insider perspective
What a buyer or seller should know about Woodland Hills before the first showing.
South of Ventura Boulevard, the view and the street matter as much as the house. Two homes a block apart can price very differently.
Ask about air conditioning, pool equipment, and roof age. In a climate that reaches the 100s in summer, those systems carry real cost.
Hillside lots can mean retaining walls, drainage, and brush clearance requirements. Inspections should cover all three.
For Westside commuters, a home near the 101 on-ramp saves more time every day than a few extra square feet.
