The neighborhood

Behind the white rail fences

Hidden Hills is its own city: gated, equestrian, and quiet, with no retail, restaurants, or offices inside the gates.

A.E. Hanson began developing Hidden Hills in 1950 on just over 1,000 acres. He had already developed Rolling Hills on the Palos Verdes Peninsula. Early lots were sold as one- to five-acre home sites. Residents voted for cityhood in 1961, and Hidden Hills became the 73rd city in Los Angeles County on October 19, 1961.

The Hidden Hills Community Association maintains 25 miles of bridle trails and six miles of roads, and reviews construction on 658 home sites. White three-rail fences line the roads, and the trails take the place of sidewalks. Architectural guidelines have long required space for horse-keeping.

Inside the gates, residents share three riding arenas, four tennis courts, a competition-size pool, a recreation center, and a 99-seat theater. The annual Fiesta and other community traditions keep the city close-knit.

Insider perspective

Vanessa’s notes

What a buyer or seller should know about Hidden Hills before the first showing.

Note 01

Every sale here involves the architectural committee. Buyers planning to rebuild should review height, setback, and style rules before making an offer.

Note 02

Privacy is the product. Many of the best opportunities are handled quietly, without public marketing.

Note 03

Fire and insurance are part of the conversation in the Santa Monica Mountains corridor. Get insurance quotes early in escrow.

Note 04

Even buyers without horses value the trail network. It shapes the views, the setbacks, and the quiet.
