Neighborhoods / Walnut Acres
Room to breathe, on the land of the old walnut groves.
The neighborhood
A pocket of flat, generous lots in Woodland Hills where horses, orchards, guest houses, and sports courts still fit on a single parcel.
Walnut Acres sits on land once planted by the Diamond Walnut Company, whose groves here were reported to be among the largest walnut orchards in the world. The orchards gave way to homes in the 1940s and 1950s, and the neighborhood kept the scale of its farming past.
The area is zoned RA (Residential Agricultural), which permits horses and other animals. That is rare in Woodland Hills and in most of the San Fernando Valley. Lots typically run from about half an acre up to two acres, and they are flat, which makes them easy to build on and easy to live on.
Many of the original ranch houses have been rebuilt or remodeled, so a single street can hold a mid-century ranch next to a newly built estate with a pool, guest house, and sports court. Two-acre parcels are scarce and come to market only occasionally.
Roughly between Victory and Burbank boulevards, west of Fallbrook Avenue. Boundaries are informal, so confirm a specific address.
The largest parcels, up to about two acres, with room for barns, arenas, and guest houses.
Original 1950s ranch homes, many now fully remodeled in modern farmhouse and contemporary styles.

Insider perspective
What a buyer or seller should know about Walnut Acres before the first showing.
RA zoning is the reason buyers come here. Before you buy, confirm what the specific lot allows for animals, accessory structures, and a guest house.
Two-acre parcels rarely come up. When one does, buyers who already know the street usually move first.
Boundaries are informal, and some agents stretch the Walnut Acres name. The zoning and lot size matter more than the label.
Summer heat in the West Valley is real. Shade trees, a covered patio, and a pool are part of how people live here, not extras.
